An Onondaga deed recording is more than handing over a signed paper. Deeds transfer ownership of real property, while easements and rights of way allow someone to use land without transferring ownership.
The County Clerk lists a $45.50 base fee to record a deed, plus $5 for each page. The county generates the cover page. New York transfer tax is $4 for each $1,000 of consideration. A document that affects an earlier deed, such as a corrective deed, adds a 50-cent cross-reference fee.
Before closing or recording, check the legal description, page count, transfer forms, and cross-references. If the legal description or deed language is uncertain, get qualified help before filing a document that changes ownership.
Keep the Onondaga County deed, legal description, page count, transfer forms, fee calculation, and Clerk record number in one filing packet. Save the date you checked the fee page with it.
