Agreement and operator
These Terms govern access to and use of New York Porch, which is the name of this website. The website is published and operated by Emma Rose Holdings LLC. New York Porch is not a separate legal entity. In these Terms, "we," "us," and "our" mean Emma Rose Holdings LLC. By accessing or using the site, you agree to these Terms. If you do not agree, do not use the site.
New York Porch is an independent publication, not a government agency or government-approved service. Government names, records, and links are used to identify public sources and offices, not to imply sponsorship.
Informational use; no reliance
The site is for general information and planning. It does not provide individualized legal, tax, financial, insurance, real-estate, engineering, medical, safety, firearms, or government advice, and it does not decide what rule, benefit, deadline, office, or result applies to your facts.
You are responsible for checking current official sources, notices, forms, records, and deadlines and for consulting a qualified professional when appropriate. Do not rely on New York Porch alone for a decision that could affect money, housing, taxes, permits, health, safety, legal rights, a filing, a vehicle, or a closing.
No professional or confidential relationship
Reading a page, using a calculator, following a source link, or sending feedback does not create an attorney-client, accountant-client, tax-preparer, financial-adviser, insurance-agent, broker, engineer, medical, fiduciary, or other professional relationship with New York Porch or Emma Rose Holdings LLC. Permitted use and ownership
The site's original writing, design, code, logos, and other original materials are owned by or licensed to Emma Rose Holdings LLC. You may read, link to, print, and share brief attributed excerpts for lawful personal, educational, commentary, or news use. You may not republish substantial portions, remove ownership notices, imply our endorsement, interfere with the service, or present site output as an official determination.
Government records, third-party materials, open-source software, and datasets remain subject to their own rights, terms, and licenses. Nothing in these Terms narrows rights provided by law, including fair use.
Feedback
You may send corrections and suggestions only if you have the right to share them. You keep ownership of your original feedback and give Emma Rose Holdings LLC a worldwide, nonexclusive, royalty-free, limited license during the feedback retention period to review it, reproduce it internally, and use the facts or suggestions to investigate and improve the site. We will not publish your message, name, or email as a quote or testimonial without separate permission. The license ends when the feedback is deleted, although site corrections already made from factual information may remain. We do not promise to use or respond to feedback. Sending feedback is not confidential and does not create a professional relationship.
Prohibited use
You may not use the site to violate law, invade privacy, infringe intellectual-property rights, transmit malware or spam, bypass security or rate limits, disrupt availability, collect personal information without permission, impersonate another person, or imply that you or New York Porch represents a government agency. Reasonable search indexing and ordinary linking are allowed.
External services
The site links to agencies and other outside services we do not control. Those providers set their own terms, privacy practices, prices, forms, eligibility decisions, and answers. A link does not create an endorsement or make us responsible for the provider's acts, omissions, content, security, or availability.
No warranties
To the fullest extent permitted by law, the site is provided "as is" and "as available" without express or implied warranties, including warranties of accuracy, completeness, timeliness, availability, merchantability, noninfringement, fitness for a particular purpose, or results. We may change, suspend, or remove material at any time without notice.
Limits on liability
To the fullest extent permitted by law, Emma Rose Holdings LLC and its members, managers, employees, contractors, and service providers are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, lost profits or data, missed deadlines, or losses caused by reliance on the site, inability to use it, or conduct of a third party.
To the fullest extent permitted by law, the total aggregate liability of those parties for all claims connected with the site will not exceed the greater of $100 or the amount you paid Emma Rose Holdings LLC for use of the site during the 12 months before the event giving rise to the claim. Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
Michigan law and informal resolution
These Terms are governed by Michigan law, without regard to conflict-of-law rules, except where mandatory law requires otherwise. Before filing a claim, you and we agree to send a written description of the dispute to the other side and allow 30 days to try to resolve it, unless waiting would cause a legal deadline to expire. Send a notice through the feedback form and select Privacy, accessibility, or rights. Keep the confirmation reference. Do not send confidential documents or sensitive personal information.
Severability, waiver, and changes
If a provision is unenforceable, the remaining provisions continue to apply. A delay in enforcing a provision is not a waiver. We may update these Terms prospectively by posting a revised version and changing the date at the top. Continued use after an update means you accept the revised Terms.

Send questions about these Terms, copyright or trademark concerns, and other rights notices through the feedback form. Identify the page and the work or right at issue, and provide enough detail for us to investigate. A reply address is optional.
